Renting

Screening tenants properly as a landlord

Finding a tenant quickly is tempting, especially when a property is standing empty. But choosing the wrong tenant can lead to missed rent, damage and a long eviction process. Proper screening reduces that risk. It should include a credit check, confirmation of income, references from previous landlords and verification of identity, all with the applicant's consent.

Screening must be fair and consistent, and you cannot refuse a tenant on discriminatory grounds. We apply the same criteria to every applicant and keep records of each decision. Once a tenant is approved, a clear written lease and a thorough ingoing inspection with photos set expectations from day one and help prevent disputes later.
